Dominant Portion

A concept used in the BOMA standards – this is a part of the exterior enclosure or vertical enclosure of void that constitutes 50% or more of the height measured from finished surface of the floor to finished surface of the ceiling.


Common area factor, expressed as a percentage (e.g. 7%) or non-denominated value (e.g. 1.07). With this factor, the add-on of the specific building (according to the applicable standard) is distributed among all tenants of the given building in appropriate proportions.
